Crawl Space Mold in Gettysburg

A dirt crawl under a Gettysburg house is open ground with a roof. Adams County soil holds moisture. Vents that made sense in a 1950s pamphlet often pull humid July air in, where it condenses on cooler joists. The living room smells musty and nobody has been under the house in a decade.

What we find under township houses

Fallen batts, bare soil, a disconnected dryer or bath duct, and joists with surface growth are the usual set. Sometimes a slow leak from a kitchen above has been quietly wetting one bay. Sometimes it is only the soil. Those are different repairs. Encapsulation of a crawl that still has an active plumbing leak just makes a wet plastic box.

Access hatches in older homes are small. We plan material staging so we are not dragging dirty insulation through the kitchen. If the crawl is too tight for safe work, we say that before you are on the schedule.

Crawl mold treatment often starts around $600–$1,400 as an add-on to basement work and runs higher when the whole footprint needs a ground cover and insulation has to be replaced.

Encapsulation, without the sales script

A ground cover only works if seams are sealed, piers are detailed, and the plastic is not a pond. We install covers when they solve the moisture we measured. We do not sell a white plastic floor as a cure-all for a foundation that is taking on surface water. Drainage and downspouts still come first.

After the wood is cleaned and the soil is covered, humidity has to go somewhere. A small dehumidifier with a drain, or conditioned air from the house, is often the maintenance plan. We show you the number to keep — generally under 60 percent, closer to 50 if the joists were colonized before.

What this visit can include

  • Joist and sill cleaning

Surface growth removed from the wood that holds up the first floor.

  • Debris and fallen insulation

Wet batts bagged out. Dry, clean insulation is not torn out for show.

  • Ground covers

Sealed vapor covers where the soil, not a leak, is the moisture source.

  • Drainage notes

Vents, grading, and downspouts documented from what we can see at the foundation.

  • Humidity target

A simple number and where to put the meter or dehumidifier.

How the day goes

  1. 1Safe access checkIf we cannot work safely, we stop and tell you what has to change.
  2. 2Find the waterLeak, grade, vented humidity, or all three.
  3. 3Clean the woodHEPA and cleaning of affected joists and sills.
  4. 4Cover the soil if it is the sourceSealed cover plus a humidity plan, not plastic alone.
