The First 48 Hours After a Water Leak
Mold colonies do not need a month. On wet drywall and carpet pad, growth can start within about two days, faster in a warm August house. The first two days are a drying emergency. They are also when people make the bleach-and-wait mistake.

Hour one: safety and the shutoff
Stop the water if you can do it without standing in a flooded room that still has live outlets. If you smell gas, or the ceiling is sagging, or the water is sewage, get out and call the right emergency number first. For a clean supply-line leak, kill the valve, kill power to wet equipment, and start extracting.
Move papers, photos, and electronics to a dry room. Take photos of the water line on the drywall before it fades. Write the time the leak started. You will want that note if you file a claim.
What helps before we arrive
A wet/dry vacuum on clean water is useful. Household fans aimed across a wet floor help until real dehumidification shows up. Lift small rugs. Do not scrub the wall with bleach. Do not run the central fan if the return is in the wet room — you will share the moisture and any debris with the bedrooms.
Furniture can be slid onto blocks or foil. Mattresses that are soaked through rarely survive; get them out of the room so they are not a sponge against the floor. Call us during open hours: Monday through Friday 8am to 6pm, Saturday 9am to 2pm. Sunday leaks get stabilized by you and picked up at the next open hour.
What we do in the first visit
We confirm the category of water, extract what is still standing, meter how far it traveled, and set air movers and dehumidifiers where they will actually dry cavities. If the base of the drywall is saturated, we cut it. If it is only surface-damp, we may dry it in place and recheck.
You get a log. If mold is already fuzzy because the water sat since last week, we stop pretending it is a dry-out and write a remediation scope instead. Honesty on day one is cheaper than a second mobilization.
Keep these
- Stop water and electricity hazards first.
- Extract, photograph, and do not bleach the drywall.
- Keep the HVAC fan off if the return is wet.
- Two days of delay can turn a dry-out into demolition.
