Buying a Home in Gettysburg: A Mold Checklist

Gettysburg's housing stock is old, interesting, and full of stone basements. A musty note on a showing day is not a reason to panic and it is not a reason to shrug. Use the due-diligence window. This is the list we wish buyers walked with.

On the showing

Smell the basement, then smell it again after you have been upstairs. Step into closets on exterior walls. Look under the kitchen sink and at the washer hose. Open the attic hatch if you are allowed and the ladder is safe. Look at window stools for soft wood. Outside, find the downspouts and see where they dump.

Fresh paint in a basement, especially scented fresh paint, deserves a question. So does a dehumidifier roaring on an otherwise quiet showing. Sellers use them because they work. They also tell you the room needs one.

What to ask an inspector to linger on

Moisture readings on the down-low walls, the sill, and any stained ceiling. Whether bath fans leave the building. The age and end point of the washer hoses. Signs of a sump that runs constantly. Crawl access, even if it is unpleasant. You are not asking the home inspector to be a mold lab. You are asking them not to skip the damp parts.

If the report says elevated moisture or visible growth, a specialist visit is the next dollar, not a full remodel budget in your head. Sometimes the fix is a downspout. Sometimes it is a wall. The point of the second visit is to know which.

Offers and repairs

A credit that does not match the scope is how buyers end up finishing a basement that is still wet. Get a written remediation quote during the option period if the finding is real. Factor drying time. You may not want to move a sofa in the week the dehumidifier is still running.

A house with a dry stone cellar and honest ventilation can be a better buy than a flipped basement with a perfect carpet. Choose the one whose moisture you understand.

Keep these

  • Smell closets, basements, and the attic hatch.
  • Downspouts and fresh basement paint are clues.
  • A specialist quote beats a guessed credit.
  • Dry and honest beats freshly finished and damp.
