Soil and Drainage Problems That Lead to Crawl Space Mold
Under a lot of township houses the crawl is simply a roof over damp clay. Adams County soil holds water. When the grade or a downspout adds more, the joists live in humid air all summer. The living room smells 'old.' The soil is the appliance running underneath.
What we see from the hatch
Bare dirt, fallen insulation, and a white or gray film on joists. Sometimes a garden bed piled against the rim joist outside. Sometimes a vent well that is really a funnel. Less often, a slow plumbing leak that everyone blamed on 'the old house.'
The film is not harmless dust if it smears and the wood is elevated on a moisture meter. It is also not a reason to replace every joist. Surface cleaning plus a real moisture change is the usual scope.
Drainage beats fragrance
Extend downspouts. Pull mulch and firewood off the wall. Regrade so water leaves. If a vent takes on surface water, fix the vent before you talk about a dehumidifier. A machine cannot win against a hose pointed at the foundation.
Once liquid water is handled, a ground cover and closed vents help many of these crawls. Encapsulation is a tool, not a personality. We meter first.
A note on 'high spore counts'
A crawl will often show higher counts than a bedroom. That is not, by itself, an emergency evacuation. It is a reason to stop using the crawl as a return-air path and to clean the wood if you are going to be working down there. Disturbing it without protection to 'check the smell' is the avoidable exposure.
