Humidity Targets for Adams County Houses

Mold struggles to grow when surfaces stay dry and the air around them stays under about 60 percent relative humidity. Adams County does not hand you that condition for free. Summers are humid. Winters are cold enough that the inside of an old wall is a condensation machine if the indoor air is wet. Two seasons, two targets.

The numbers

Basements and crawls in summer: stay under 60 percent, and aim nearer 50 percent if the space has grown mold before. Living spaces in winter: often 30 to 40 percent is more realistic in an old house. If you push a whole-house humidifier to 50 percent in January because a chart from another climate said so, your windows will run and the cold plaster may join them.

These are building targets, not medical ones. Buy two simple gauges. Put one in the basement and one where you sleep. Read them in the morning and in the late afternoon for a week before you buy gadgets.

July tools

A dehumidifier sized to the basement, with a hose to a drain, is the workhorse. Emptying a bucket is a plan that fails on vacation. Close the windows when it is running or you are dehumidifying Pennsylvania. Air conditioning upstairs does not reliably dry a closed cellar. Leave the basement door strategy consistent — usually closed, with the machine in the basement.

If the gauge never drops below 65 percent with a running dehumidifier, you have liquid water or a machine that is too small or iced up. That is a repair, not a dial.

January tools

Run bath and kitchen fans to the outdoors. Watch the windows. Use trickle ventilation or a slightly lower humidifier setting rather than wiping gallons off the glass every morning. Insulated curtains can make a cold pane wetter by keeping room heat off the glass — if a stool is rotting, pull the curtain and fix the humidity before you blame the window company.

After remediation, the target is how you know whether the job 'held.' If the numbers are right and a stain returns, call us. If the numbers are wrong, fix the numbers before you pay anyone to scrub.

Keep these

  • Under 60 percent in summer basements; nearer 50 after a mold job.
  • Winter living-space targets are often lower in old houses.
  • Two cheap gauges beat one expensive gadget.
  • A dehumidifier that never catches up means liquid water or a bad unit.
