What Clearance Testing Actually Means After Remediation
Clearance testing means we sample after the work, usually the contained area and an outdoor control, and look at whether the indoor air looks like ordinary air again. It does not mean the house is incapable of growing mold if the downspout is still wrong. It means this job, on this day, did not leave an obvious airborne problem behind.

What we compare
Types and amounts against the outdoor sample and against what the room looked like conceptually before — a room that had been full of disturbed drywall should not still look like a demolition. Labs do not stamp 'pass' with a gold seal. Someone has to interpret the sheet. That someone should be able to explain it without a new scare.
A failed clearance is useful. It means we look for a missed bay, a dirty return, or a containment that opened too soon. It is not an insult. It is the point of testing.
Who asks for it
Buyers, some insurers, and careful landlords. If nobody is asking and the area was small, you may spend the fee on a dehumidifier instead. We will tell you when we think it is optional.
Keep the report with the scope and the photos. The next owner of a Gettysburg house will ask what happened to the basement. A calm file is worth more than a perfect memory.
- Clearance compares indoor air with outdoors after the work.
- It is not a lifetime warranty against future leaks.
- A 'fail' is a punch list, not a catastrophe.
